Your building project questions
Practical answers about estimates, preparation, programme, payments and residential building work.
What building work do you undertake?
We coordinate residential extensions, refurbishments and structural alterations, garage conversions, loft works, insurance reinstatement and window and door packages. As main contractor, we bring the agreed trades, materials and construction sequence together.
Which areas do you cover?
We consider projects across Glasgow and the West of Scotland, including Ayrshire, Renfrewshire and Lanarkshire. Availability depends on the scope, location, access and programme. See our operating area.
What should I send for an initial estimate?
Send your property address, photographs, a description of the proposed work, available architectural and structural drawings, your budget and preferred timing. Tell us about access, occupancy and any known services or building defects. You can email drawings and photographs to info@dbconstructionprojects.com.
What is the difference between an estimate and a quotation?
An initial estimate helps establish a realistic budget from the information available. It may include assumptions, exclusions and allowances. A quotation is developed around an agreed scope and specification, with its pricing basis clearly stated. The documents issued for your project set out what is included.
When do you arrange a site visit?
We first review the enquiry and available project information. Where the scope and initial budget appear suitable, we agree the next step, which may be a site visit to assess conditions and clarify the work before final pricing. See our project process.
Do I need planning permission or a Building Warrant?
The approvals required depend on the property and proposed work. Planning permission and a Building Warrant address different matters; one does not replace the other. Your designer and the relevant local authority should confirm the requirements. Share the approval status and drawings with us before we agree construction dates.
How are start dates and programme agreed?
We assess design readiness, approvals, specialist fabrication, material lead times, access and trade availability. A proposed start date is confirmed through the project arrangements rather than assumed from an enquiry or initial estimate. Procurement and client selections can affect the sequence.
What costs should the scope cover?
Depending on the works, the scope should address labour, materials, coordination, access, protection, temporary works, waste, making good and finishes. Client-supplied items and provisional allowances should be identified. VAT, exclusions and payment arrangements are set out in the project pricing documents.
How do payments and variations work?
Payment stages or valuations are agreed for the individual project before work starts. Where scope or specification changes, we assess the cost and programme effects and seek agreement before proceeding, subject to any urgent safety requirements and the contract. Keep instructions and approvals in writing.
Can I see your completed work?
Our project stories show real existing conditions, work in progress and completed spaces. Read customer feedback alongside the photographs to understand how we coordinate delivery.
Can I remain at home during the works?
This depends on the scope and whether safe access, essential services and suitable separation can be maintained. Structural openings, bathroom or kitchen downtime and dusty works may require alternative arrangements. We discuss protection and disruption when reviewing the programme.
What happens at handover?
We review completion, identify outstanding items and assemble the applicable handover information. Certificates, product information and other records depend on the agreed scope and the specialist works undertaken.
